Organisers of Ghana Property & Lifestyle Expo Call for Government–Private Sector Alignment to Unlock Affordable Housing in Ghana

Organisers of the Ghana Property & Lifestyle Expo have renewed calls for stronger collaboration between government and private sector players to address Ghana’s housing affordability challenges while maintaining high construction standards.

Speaking at the Expo, Co-Founder Victoria Agyekum stressed that meaningful progress in the housing sector depends on deliberate policy alignment, targeted incentives and shared responsibility between public and private actors.

“The private sector must build, but government structures and incentives are essential. Tax incentives and support with land acquisition can significantly reduce costs and make homes more affordable for locals,” she said.

Now in its ninth year, the Ghana Property & Lifestyle Expo has become a leading platform for conversations around affordability, sustainability and smart urban living. This year’s edition featured developers showcasing innovations such as solar energy systems and eco-friendly building materials designed to reduce long-term living costs.

According to Madam Agyekum, sustainability has become a necessity rather than an option in modern real estate development.

“Developers are working with solar and eco-friendly products, using our natural resources efficiently, while also exploring affordability without cutting corners on quality,” she noted.

Flexible financing models also took centre stage at the Expo. Head of Sales at Jacob West, Edith Akaho-Tay, revealed that discussions are ongoing with financial institutions to support off-plan property financing during construction, reducing the burden of large upfront payments on buyers.

“Most people cannot afford $150,000 cash. If banks can finance off-plan projects before completion, home ownership becomes far more realistic,” she explained.

Financial institutions such as Fidelity Bank are already playing a critical role in expanding access to home ownership. The bank offers long-term mortgage facilities of up to 20 years, escrow services to protect buyers, and title perfection services to minimise fraud.

Mortgage Manager at Fidelity Bank, Abdul Razak Gyimah, emphasised the importance of due diligence when investing in property.

“Proper title documentation is critical. Location, flood risk and proximity to workplaces and schools also matter when assessing long-term property value,” he said.

Developers including Empire Domus and Dustin Properties showcased gated communities with flexible payment plans, smart-home features and projected rental yields of up to 12 percent, positioning real estate as both a lifestyle choice and a viable investment option.

Lifestyle brands also highlighted their growing influence on property value. Phillia Bumagat of Bathroom and Bedroom Emporium GH Ltd noted that modern interior solutions and premium finishes have become essential components of contemporary housing developments.

“Lifestyle branding makes it easier for homeowners to complete their homes with quality and luxury, increasing overall property value,” she said.

As Ghana’s urban landscape continues to evolve, the Ghana Property & Lifestyle Expo remains a key convergence point for policy dialogue, financing solutions and innovation, reinforcing the need for structured collaboration to deliver affordable and sustainable housing for both locals and investors.
